From property to site
The site of the former piece dyeing factory in Basel has always been a good location for innovative developments. Under the direction of its owner, Swiss Prime Site Immobilien AG, the site has been undergoing a new transformation since 2016. In October 2017, Swiss Prime Site decided to manage the formerly separate properties – shopping centre, hotel and science park – as a single site under the umbrella brand Stücki Park. Stücki Park in the north of Basel stands for life and science. Life means an urban variety of local amenities and services in the fields of medicine, health, sport, beauty, hotels and leisure. Science means research-oriented companies and institutions that demand a cosmopolitan, inspiring environment. Stücki Park will be developed into a center with more than 70,000 m2 of laboratory and office space and 4,000 employees by 2023.
Trust - the stuff of successful transformation
New approaches are needed to meet the complex requirements in the management of large mixed-use sites. This is particularly true when the site as a whole or in parts is to be strategically repositioned. The transformation of the Stücki Park site, with the construction of new laboratory and office space and the installation of a village and cinema while maintaining the operation of the hotel and mall, places the highest demands on site and construction management due to its complexity.

It has proven to be a great advantage that only one contact person is responsible for existing and new tenants, even during the construction period, and that concerns can be discussed openly. Mutual trust is perhaps the most important success factor in a complex transformation project, which often requires an unconventional approach.
