New-build Tertianum residential and retirement home
On the former USEGO site in Olten, Wincasa oversaw the development and construction of the first phase of a new residential and care centre on behalf of the property owners. The aim was to create a modern, sustainable and future-proof use for the site based on a design plan. The successful completion of the first phase has resulted in a high-quality and marketable project.
Background
The property owners initiated the development of the former USEGO site in Olten with the goal of repositioning the site and enhancing its value over the long term. The first construction phase involved the construction of a new residential and senior living center as the central element of the site’s development.

Wincasa was commissioned to act as the client’s representative and supported the property owners throughout all project phases—from planning and the bidding process to contract award and construction.

What Wincasa Did
Wincasa managed and supported the project from the development phase through to completion. In addition to traditional client representation, a sustainable overall energy concept for the site was developed and implemented. This includes a geothermal probe field, an energy center, and the creation of a publicly accessible park.
What Defines Its Success
The project was successfully completed and meets high sustainability standards in accordance with Minergie-P. With 60 nursing rooms and 24 apartments, a diverse range of housing and care options was created. The successful completion and subsequent sale of the site by the owners underscore the project’s economic success.
