Livique – new flagship store in the former printing house in Winterthur
The SPSS Investment Fund Commercial (IFC) was seeking a suitable and market-oriented new use for approximately 5,000 m² of commercial space in the former printing house in Winterthur. Wincasa developed a usage concept, identified the property’s suitability for a furniture store and recommended Livique as the ideal tenant. Today, the new location is among the largest Livique stores in Eastern Switzerland and the greater Zurich area.

Initial situation
The commercial space was to be repositioned in a sustainable and market-aligned manner. Wincasa took a proactive role in managing the project.
Solution approach
Wincasa identified the potential for a furniture store at an early stage, based on the following key factors:
- attractive retail location
- delivery ramp
- ground-level parking facilities
- building structure suitable for large-scale use
Based on this analysis, Wincasa recommended Livique and supported the entire leasing process.
Sustainability
The property is operated in an energy-efficient manner, including the use of a heat pump and photovoltaic system.
Result
With the opening of Livique, a new large-scale retail location was created on 5,000 m², sustainably strengthening the site. The project demonstrates how thorough site analyses and close collaboration between SPSS, Wincasa and the tenant can lead to a successful repositioning.
