More Living Space Through Renovation: 10 Apartments Become 17
Construction work began in May 2026 for the comprehensive refurbishment and extension of a residential building on Hottingerstrasse in Zurich. On behalf of the property owner, Wincasa is acting as client representative, supporting the project from development through execution to the initial letting phase.
Focus on optimising utilisation
At the core of the project is the targeted optimisation of the existing property’s development potential. By adding an additional full floor and converting the attic space, the number of apartments will increase from the current 10 to 17. This creates additional residential space in an urban location without further land consumption.
Repurposing Creates New Living Space
A key component of the project is also the conversion of existing spaces: the current office areas on the first floor will be transformed into residential units. Commercial space on the ground floor will remain and will be redeveloped as one continuous unit. At the same time, the existing apartments on the upper floors will be comprehensively reorganised and modernised.
Densification as an Opportunity in Existing Buildings
“Projects like this demonstrate the potential of existing properties. Through targeted densification and conversion, valuable additional living space can be created without requiring new land,” says Andreas Müller, Senior Project Manager Client Representation at Wincasa.
High-Quality Finishing and Structural Reinforcement
In addition to the structural extension, the project also includes structural reinforcement works as well as a high-quality refurbishment of all apartments. Completion is scheduled for autumn 2027.
Initial Leasing and Move-In
Following completion, Wincasa will also take over the initial letting of the new apartments. First occupancy is planned for November 2027.
