The search for the right investment partner
Due to investment regulations or for reasons of diversification, pension funds and employee benefit foundations, for example, cannot always invest in larger real estate projects on their own. In such cases, cooperation with another institutional investment partner is an option. Advisory Corporate Services used a targeted sounding process to find an institutional lead investor for our client. After a short time, an ideal partner was found.
Sound analyses and interdisciplinary work in project teams
Based on external market data on demographic trends, purchasing power and income trends, company relocations, unemployment figures and regional construction activity, an interdisciplinary team worked with external architects to develop a development concept (volume study).
Using graphical sensitivity analyses and discounted cash flow (DCF) methods, we showed how the potential investment return would develop. Based on the different risk/return profiles of the investment resulting from this analysis, we were able to determine a compliant price offer for the investment consortium in a joint decision-making process.

Thanks to an intensive dialog and exchange with all parties involved, a risk-adequate purchase offer for the building land with planning obligation was submitted on time. The team was able to meet the needs of both the pension fund and the lead investor. The project was a complete success for all parties involved.
