Weinbergli office building
The office building in Lucerne is part of a former PTT site, was then used by Swisscom and later taken over by Swiss Prime Site. Today, the property is used by around 20 tenants. After 25 years of operation, many of the technical systems and parts of the façade had reached the end of their service life as planned. As part of a comprehensive project, these systems were sustainably renovated in 2015-2016.
Typical situation for administration buildings
The technical systems in particular were at the end of their planned service life and therefore required increasing maintenance. In addition, operational safety was no longer guaranteed. The owner and management were faced with the question of whether, when and to what extent to invest. Due to official requirements and high maintenance costs, the client decided to carry out a comprehensive renovation.
Targeted renovation measures
On the one hand, important technical systems were renewed in the project. These include, for example, the heating and cooling systems with groundwater wells, the central sanitary facilities and the building automation system. On the other hand, due to a requirement imposed by the building insurance company, safety systems had to be renovated or supplemented, such as a sprinkler system in the parking area. In addition, the tenants' private electrical measurements were replaced by factory measurements. Measures were also implemented on the façade (window renovation and replacement of blinds).
Sustainable heat/cold generation
An important cornerstone of the project was the renovation of the heating and cooling system: By reviving an old groundwater well with a heat pump, the use of fossil fuels can now be virtually completely dispensed with in the building. The groundwater is used for cooling in summer and for heating in winter. This measure, which is monitored by continuous operating data recording, has led to savings of around 100,000 liters of heating oil per year.
