Successful finding process for the sale of an industrial property
Decades of industrial use tailored to the specific needs of the owner make a property unique. Identifying potential alternatives for developing the property for other uses is crucial when approaching potential investors. The interdisciplinary transaction team plays a particularly important role in preparing the “sales documentation”.
Search for the ideal added value
The abandonment of the old production site and the relocation of materials and personnel to a new site is a strategic decision. Implementation is usually carried out in stages and is characterized by the gradual closure of individual production steps.
As a first step, Corporate Services and our Investment Advisory Team identified the various scenarios for third-party use of the vacant site. This included a scenario that would allow the seller to continue using parts of the existing building and site for a limited period of time.
After preparing the sales dossier and presenting the investment cases with the imputed returns for the various usage scenarios, a broad investor approach was initiated. This involved not only our extensive investor network, but also many individual discussions with potential private investors and cooperatively organized communities.
A “give and take” enables a successful “search and find”
After an intensive search process, a solution was found with an investment partner that allowed for the further development of the existing buildings, a temporary leaseback of the office space and flexible use and letting to external companies.
The identification of potential uses for the building land by means of scenario analyses, the introduction of leaseback options and the willingness of the buyer and seller to respond to the needs of the respective negotiating partner ultimately led to a win-win solution for everyone and to a successful transfer of ownership.
