Platform office building
The office property, built in 1984, is located directly next to Zug railroad station in a business and shopping district and comprises approx. 3,500 m² of office space and 61 parking spaces. Due to the outdated condition of the property and the increasing number of vacancies, extensive renovation and modernization work was carried out here from January to December 2014. The aim of the Wincasa specialists was to reposition the building on the market.
Repositioning with sustainable value creation
For building regulations reasons, a total renovation was preferred to a new replacement building. The renovation measures included dismantling the building down to the shell, including structural adjustments. As part of the construction work, the external stairwells were moved inside and combined with the ancillary and service rooms to form an internal core zone. This made it possible to create an extremely flexible and efficiently used floor plan. Today, for example, this allows all workstations to be arranged along the façades.
The property's new façade complies with modern energy regulations. It has made a significant contribution to ensuring that the attractiveness of the building is now also reflected in its external appearance.
Added value for the property
Inside the property, the infrastructure was modernized and the entire building services replaced. Following the total refurbishment, the commercial building has all the advantages of a modern office building. The value of the property has been sustainably secured and increased thanks to the renovation measures. The property has been fully let since 2015.
