The conversion of properties requires precise knowledge of the impact on performance on the one hand and a market-oriented understanding of potential tenants on the other. The property business plan combines these elements and thus provides an objective and realistic picture of the feasibility of alternative courses of action.
Based on a well-founded economic and ecological scenario analysis, 4 alternative courses of action for the property were identified. This involved modeling, evaluating and comparing the development of the market environment, scenario-specific construction costs and expected rental income as well as the opportunities and risks of the various scenarios. In addition, a scenario-specific survey of potential tenants was carried out using an anonymized sounding process. This comprehensive consideration of all scenarios from a 360-degree perspective as well as the direct approach of potential tenants in the various usage variants enables a well-founded recommendation for action to be derived for the further property strategy.
