Office properties generally have a long service life. The utilization phase has a significant influence on costs, resources and energy consumption. Our team was able to achieve significant added value and market advantages for owners with a holistic approach for the new construction of a business park with 20,000 m2 of net floor space and around 11,000 m2 of commercial rental space.
Construction and operational planning hand in hand
While the client fiduciary team concentrated entirely on the construction planning and its implementation, the FM team took responsibility for the downstream operation and management phase and, from an operational perspective, contributed its findings and specifications to the ongoing optimization of the building. The life cycle approach was always at the forefront. The “planning and construction-accompanying FM” service was incorporated at an early stage, enabling us to plan and implement structural optimization proposals from an operational perspective in good time. We were able to reduce costs over the entire life cycle and increase the quality of use.
Common database as a recipe for success
The well-established collaboration between our specialists and access to the same and familiar filing structure significantly shortened the decision-making paths. The exchange was interactive. A central point for sustainable operation is a properly structured data and document management system. This enabled us to avoid a loss of know-how between the construction and operating phases, and the handover to the management phase and to the FM provider was unproblematic.
