Wincasa significantly strengthens its presence in Ticino and takes over Centro Serfontana under a full-service mandate
With the award of the mandate for the Serfontana shopping centre in Morbio (TI), Wincasa is further expanding its commitment in Ticino. As of now, the Centre & Mixed Use Site Management (CMSM) division is managing Centro Serfontana under a full-service mandate. This brings the CMSM team for Southern Switzerland to ten specialists, operating out of Grancia and Morbio.
“With the Centro Serfontana mandate, we are substantially reinforcing our presence in Ticino – and underlining our ambition to be a leading partner for centre and site management also in the Italian-speaking part of Switzerland,” says Thomas Hinderling, Head of Centre & Mixed Use Site Management.
Centro Serfontana is already a popular shopping destination in the Mendrisio/Chiasso region and is often referred to as the “living room of Southern Ticino”. As part of a comprehensive revitalisation project to be completed by 2027, it will become Switzerland’s first “zero emission” shopping centre – featuring a green façade, state-of-the-art building technology and Ticino’s largest e-mobility hub. The opening of the next retail level is scheduled for spring 2026, with the grand reopening planned for 2027.
The centre combines around 50 shops and restaurants across more than 25,000 m² of retail space – including major anchor tenants such as Migros, Coop, Peek & Cloppenburg and C&A. Already 18 months before the reopening, over 70% of the space has been let. For the remaining units, Wincasa’s team is in promising discussions with potential tenants.
The decision in favour of Wincasa was based on its comprehensive expertise as an integrated service provider, with long-standing experience in facility management, centre marketing and centre management. This is further enhanced by a strong network in the retail and shopping centre sector, as well as the support of more than 190 CMSM specialists across Switzerland.
During the ongoing redevelopment phase, Valentina Fanori, Senior Real Estate Site Manager and Director of Centro Lugano Sud, together with Ronny Hofmann, Regional Head of CMSM, will jointly lead the centre, supported by local specialists on site. Wincasa contributes its extensive expertise in revitalisation and ensures a seamless, professional transition from construction to operations – for a sustainable and future-ready centre.
Following Centro Lugano Sud and VF1 and VF2 in Stabio, Centro Serfontana is the fourth major mandate in Ticino to be successfully managed by Wincasa CMSM – a strong sign of the trust in Wincasa’s local expertise and strategic positioning in the Italian-speaking part of Switzerland.
