“Taking responsibility and setting a good example for others”

Patrick, what exactly does a location manager do?

My primary duties are to reach the company targets and manage the location as efficiently and effectively as possible. This also includes strategic planning and advancement of our location and our employees. I also manage a portfolio of commercial properties, keeping me in the loop. Since our location is small, everyone pulls together, and that means a lot of variety for our jobs.

The Chur team is very stable with nine people, and three of us have been here since 2009. We oversee commercial and residential properties. There is not much room in our walk-in area to greet clients, but that will change End of September when we move to a larger office in Chur.

What do you like about your job?

A lot of things! But mostly working with people, especially our employees. I enjoy helping the location to grow and help steer the progress we have made in the last 15 years. And I am looking forward to the new TOM system at our future office. Management is my passion: I love focusing the team on a goal and motivating them to reach it.

What's most important in your job?

Communication is incredibly important. I have to listen and not only provide feedback but receive it as well. I believe in recognising good work but offering constructive criticism if something is not quite right. Taking responsibility and setting a good example for others is how I like to get my team on board.
What do you like about the new TOM for your team?

TOM meant a job promotion for nearly all of us in Chur. I went from team manager to location manager, others moved from property manager to senior property manager, or technical manager. That's incredibly motivating.

For tenants and owners alike, our specialisation adds up to more efficiency and effectiveness in our collaboration. It’s a huge win all around.
What do you appreciate about Wincasa as an employer?

I really appreciate the good atmosphere and working conditions. The flexible schedules and ability to work from home are great! Our company also has real opportunities for advancement, as you can see from our team's history.

I personally took the traditional path: junior residential property manager, then property manager, then I left Wincasa for a while before returning as team leader. I became team leader in 2018, when I took over the helm at this location from my predecessor.

Patrick is a true family man, and spends as much time as possible with his spouse and 9 year-old daughter. He enjoys a game of badminton and, as you might expect, hitting the slopes in the winter.

We interviewed Philipp Schoch to tell us more about the TOM.
