“Everything is digital, flexible and convenient”

Melissa Binz has been at the Basel location for a year and a half as Administrator, Residential Property Management. What changes has the TOM programme meant for her and her 15 colleagues at the location?

Melissa, tell us exactly what you do.

I am behind the scenes for all of the administrative tasks. I assist the managers, handle correspondence with the tenants and tradespeople, and process notices of termination. I am on walk-in service twice a week. Two of us are always available to help tenants that come to the office in person. I also check off the list of repairs following tenant handover, or if a letting specialist notices something in an apartment that needs fixing. You could call me a go-between for all the specialists on the team. I work for everyone. I am also the supervisor for our apprentices on the office.

What do you like about your job?

The flexibility is great. We can arrange our tasks as we like. I also love the variety. We interact with tenants in the office and also handle written correspondence for their concerns.

What is most important about your job?

There are three things for me: Information, speed, and coordination.

Information because I need to be in the loop at all times. We work with a number of systems for our data, and I have to manage these efficiently.

Speed is important too. First of all we have to enter complaints immediately, because it always takes some additional time to schedule a tradesperson. Second, we must keep the tenants apprised of the status.

And close coordination with property managers, letting specialists and the responsible administrators is the key for us to meet our tenants’ needs to the greatest possible extent.

What do you like about the new TOM for your team?

I worked with the old system for only one month, when we were in teams of two. I really like that administrators now work for multiple property managers and we assist the whole team. The new structure and the letting specialist roles has made the team more specialised, which gives us more capacity for our own tasks. This makes us far more efficient, which benefits the tenants and the owners alike.

What do you appreciate about Wincasa as an employer?

Wincasa trusts its employees. It’s great. The option to work from home and set our own schedules are major benefits. Wincasa is a much more modern company than my previous employer, where nearly everything was paper-based and our schedules were always 8 to 5. It's exactly the opposite here, because everything is digital, flexible and convenient. These conditions are not very common in our industry, but they make our jobs enjoyable.

 

Melissa loves to celebrate Carnival, travel and take frequent weekend getaways. When not at work she practices yoga and Pilates and sometimes jogs home from the office to stay active.
